Information for Tenants

All of our properties are let on Assured Shorthold Tenancies under the Housing Act 1996.

Prospective tenants should note the following:

  1. Tenants must be over 18 years of age and be in full time employment although we do have certain properties where housing benefit funded tenants would be considered.

  2. Unless stated, payment terms are monthly in advance. The security deposit is taken at the outset of the tenancy along with the first month's rental.

  3. The tenants are responsible for the payment of all outgoings to include Council Tax, Water Rates, Electricity, Gas, Telephone Charges and TV Licence.

  4. The initial payment of rental and security deposit must be in a guaranteed form i.e. Banker's Draft, Cash or Building Society Cheque.

Please look at the properties we have available and if they are of interest please contact us to arrange a viewing. If you have viewed the property and wish to make an application for it then please complete an application form which can be obtained from our office.

An application fee of £50 (including VAT) per applicant is required before references can be processed. An applicant is any person over the age of 18 who will be residing at the property.

It should be noted that an application fee is not returned if a tenant withdraws from a proposed letting or if their references prove unacceptable. We would recommend that if you are aware that you have a poor credit rating (i.e. County Court Judgements etc) that you advise us of this fact before proceeding.

If you are offered a tenancy of a property then there is a charge of £50 (including VAT) to cover the cost of the provision of a Landlord and Tenant Agreement. Payment for the agreement will be required at the time of an offer of the property and in advance of the preparation of the tenancy documents.
